Vivio on Tenth Apartments

Under the current management (as of 08/29/2022) the place has went downhill. New section of building was built/completed in 2020 when I moved in. It was nice then because it was brand new. Now, 2 years later, it looks like a dump. Most of the problem is the current management (or mismanagement) which has been promoted by the managing company Spectra Student Living. The property is not cared for which has led to the current conditions. Photos are attached of the disgusting conditions of the property which were taken on 08/29/2022 but the property has been like this for months under the current administration. There is a ripped/broken leather couch (photo attached) that’s also been in the hall for at least 6 months. Deplorable conditions. But wait, it gets better. They ran out of storage for all of their junk so now they’re turning the bike storage rooms into more junk rooms (photos attached).

After viewing other apartments I realized just how lucky I am to be living here. The staff are so helpful, know you by name, and address issues quickly. You know they are great when you enjoy heading to the leasing office. Maintenance is terrific and has addressed my requests in under 12 hours. And NO bugs or mice and trash is taken care of. Utility-wise, everything is paid for except electric. No silly "sewer fee". One complaint I have is that not many pick up after their dogs. This didn't impact me until I got one. I know there has been talk about implementing DNA testing, but I wish something would be done now especially because we pay pet rent. Some things to note out of the control of management are that it is a very noisy part of town. The traffic, multiple hospitals, fire station, factory, and train are a nuisance. I am very sensitive to noise so I would visit first to see if you are comfortable. Parking can be very difficult if you don't have a spot. Parking on the street is limited to two curbs, but not Miley Ave. There is parking on White River Pwky but it's 2 hour parking. Lastly, be prepared to pay up for this type of living. A two bedroom, parking, electric, and a pet costs me roughly $875 monthly. Note: That is the price from the 2022 - 23 leasing period. It is higher now, probably closer to $1,000 for my exact situation. Overall, a great place to live but if money is tight I would look further away from downtown.

I've lived here twice two separate times each ran by different management. I recently moved out in July 2023 & I must say it's had improved! I love the new property manager, Shreeda Dixon. She is extremely helpful, she answered the phones, she works with you, helps with any issues as long as brought to her attention and she tries with 100%, maintenance fix problems quickly if not same day sometimes, they FINALLLY added more parking but I was lucky enough to get a parking spot this time lol, but still that was a big deal breaker for moving back. 9/10 though, highly recommended. and fully furnished? yeahhh that's a steal!
